Unregistered land, Suffolk
Unregistered land often presents a problem to developers when it blocks access to a site. This was the case in Suffolk when access to a development site of 14 acres was blocked by an unregistered strip of land abutting the site.
Pengwern Land tracked the history of the site from the 11th Century to the present which allowed us to establish that an incorrect conveyance plan had omitted the verge adjacent to the field from the title.
This knowledge enabled us to apply to amend the title plan so the ownership could be regained and the developer could have access to the site.
